THE INFORMATION PACK  ·  EST. 2012  ·  2026 EDITION

A business built around your life.

Everything you need to know about building a Haus Maids franchise in your community – the business, the support, the investment and the life it gives you.

Your business. Your hours. Your life.

Prepared for prospective franchisees.

AN INTRODUCTION  ·  01

A letter from Kyley.

I made a deliberate choice when I started Haus Maids in 2012. I wanted to build something real – a proper business generating a proper income. But I also made an equally deliberate choice that my family would always come first.

Three young children. A clear sense of what mattered most. And a belief that there had to be a way to have both – the business and the life.

What I built was a premium home cleaning management business. I found my first clients, hired my first team, set the standards and built the systems that would allow the business to run properly without me having to sacrifice the things that mattered. School runs. Sports days. The ordinary Tuesday afternoons you simply can’t get back.

More than a decade later I have a team and a business I’m enormously proud of. Clients who have been with us for many years. A network of franchisees across the country who have built their own versions of what I built – each one different, each one genuinely theirs.

But what this business really gave me was the thing that mattered most. Freedom. The freedom to choose how my days looked, when I worked, where I was and who I was with. That changes everything about a life.

If something in this resonates, come and have a conversation with us. No pressure, no pitch – just an honest discussion about whether this is right for you. I’ll be there personally and I promise you will leave knowing exactly what this involves, what it costs, and what it can genuinely give you.

I look forward to meeting you.

Kyley

THE BUSINESS MODEL  ·  02

Your business. How it works.

Haus Maids is a home cleaning management franchise. Your business is built around a team of professional cleaners serving a loyal base of regular clients in your local area.

Your role is to build that team, grow that client base and manage the business day to day – from home, around your life.

Where your time goes

Most of your time will be spent on the things that grow and run a successful business. Handling new enquiries and arranging estimates. Meeting potential clients either in person or virtually from your kitchen table. Scheduling your team, reviewing client feedback and making sure every clean is delivered to the Haus Maids standard. Supporting your team in the field, managing their development and recruiting new members as the business grows. Building your local presence through local marketing, community activity and word of mouth.

It’s varied, it’s rewarding and no two days are quite the same.

This is a proper business. One that grows with you, rewards your effort and gives you something genuinely yours.

THE RIGHT FIT  ·  03

Is this you?

Maybe you’ve thought about doing something for yourself before. Perhaps you’ve looked at ideas, considered options, come close a few times. But something was always not quite right. The timing. The risk. The fit.

What you might be looking for is something you can genuinely build. Something that grows with you. Something designed to fit around your life rather than the other way around. Something that rewards you more as your business develops. Something you can look back on in five years and feel genuinely proud of.

That’s what Haus Maids was built to be.

You don’t need a business background. You don’t need management experience or a particular set of qualifications. What matters is much simpler than that.

01

A willingness to commit to something properly.

02

The kind of person who takes responsibility and gets things done.

03

Someone who wants to build something real.

If any of this resonates – you might be exactly who we’re looking for.

YOUR CLIENT BASE  ·  04

Where your clients come from.

One of the first questions people ask us is – how do I actually find clients? It’s the right question. And the answer is one of the most reassuring things about joining Haus Maids.

You don’t start from zero.

The Haus Maids website has been building a presence online since 2012. That means when we open your territory, clients in your area who are searching for a premium cleaning service are already finding Haus Maids.

Enquiries start arriving within days – going straight to your inbox or booking directly into your diary as an estimate appointment. No waiting. No cold calling. No wondering where your first clients will come from.

You stay in complete control of your diary – choosing when you’re available for appointments and managing your time around your life. No client can book in unless you’ve made that time available.

A 56% CONVERSION RATE

Across the network we convert 56% of estimates into regular paying clients – and in the early months that number is often higher.

The website does the heavy lifting so you can focus on what matters most – delivering a brilliant first impression and turning enquiries into loyal long-term clients.

The harder you work locally marketing your business – getting involved in your community, building your reputation, spreading the word – the more you add on top of what the website already delivers. The two together build your client base faster than either could alone.

We bring you the online enquiries. You build the relationships locally. Together that’s a business.

A DAY IN THE LIFE  ·  05

Month six

Meet Joanne. Haus Maids franchisee.

Mum of two – Ella, age 9 and Oliver, age 7. Haus Maids franchisee. This is her Tuesday in month six.

Breakfast done, Joanne loads the car with her cleaning equipment and products before dropping the children at the school gates at 8.30am. She then drives the short distance to pick up Sarah, her employee, on the way through town. She drops Sarah at the Airbnb, pops in briefly to check access and make sure everything is in order, then heads home. She’s back at her kitchen table by just after nine.

A call from the optician confirming an appointment for Oliver at 4.30 this afternoon. Joanne makes a note and opens her laptop.

Each around fifteen minutes. Joanne is recruiting her second employee and last night she read through the CVs of all three candidates carefully. The interviews run back to back on video call from her kitchen table – professional, focused and done by 10.50am. Two of the three stand out. She books both in for a paid trial over the next few days. The right person will reveal themselves quickly.

The Airbnb is going well, on track to finish by midday. Then Joanne takes a moment to prepare for her 11am estimate. A new client found Haus Maids online and chose to book a video estimate directly into Joanne’s diary. Joanne positions her laptop, checks her background looks smart and logs on. The client takes her on a virtual tour of the property – a three bedroom house needing a weekly clean. Joanne talks her through the service, answers her questions and gives her a price. The client agrees on the spot. Joanne comes off the call, schedules the first clean on the Haus Maids software and sends the invoice and confirmation within minutes. Another regular client added to the books.

Joanne grabs a quick lunch, checks her emails and heads out to join Sarah. On arrival the Airbnb is nearly finished – immaculate. Joanne does a final check of the property while Sarah finishes the last few bits, then as Sarah mops the floors Joanne loads the car with the equipment ready to go. They head straight off to the next job.

A one bedroom flat, neat and straightforward. Sarah takes a short break while Joanne starts the clean. They work together and finish in forty minutes. Quick pack up and on to the next one.

Then it’s on to another regular client – a weekly clean for a three bedroom house just around the corner. They work through it methodically – Joanne knows exactly what the standard looks like and between them they finish in one hour and fifteen minutes. By 2.45pm they’re loading the car and heading off.

Joanne drops Sarah near home and pulls into the school car park with a few minutes to spare. She checks her emails. A new enquiry has come in from the website. She picks up the phone and calls straight away – the client is warm, interested and happy to book an estimate. Joanne opens her diary and they agree a time for tomorrow morning. The children appear at the gates. Laptop closed. Mum mode on.

A detour to the sweet shop in town – Tuesday tradition. Then on to the optician for Oliver’s appointment. While they wait Joanne checks her phone. The client she signed up this morning has already paid the invoice for their initial clean. She smiles. Then another enquiry in her inbox. It’s not the right moment to call so she fires off a template email – warm, professional, acknowledging the enquiry and including a direct link to book an estimate straight into her diary. Done in two minutes. Training from when she set up the business means she has exactly the right response ready for exactly this moment.

Mike, her husband, has made pasta. The four of them sit around the table and the children tell them everything about their day – the optician, the sweet shop, a falling out and a making up at lunch. Joanne listens. This is the point of all of it.

Mike clears away. Joanne picks up her phone to call the client who enquired at the optician. No need – a notification tells her they’ve booked themselves in for an estimate tomorrow morning using the diary link from her email. She puts the phone down and heads upstairs – bathtime, stories and bedtime routines await. By 9.15pm the house is quiet and Joanne sits down with Mike on the sofa.

Laptop open. Tomorrow needs to be ready. Three estimates, three regular cleans and one of today’s interviewees coming in for a paid trial. Joanne maps out the day – the trialist will clean alongside them tomorrow which will tell her everything she needs to know. Then before she closes the laptop she checks the client ratings. Every home cleaned that day receives an automated feedback request that evening – it’s how standards are kept and how trust is built.

The three bedroom house from this afternoon – five stars. Lovely comments about the results. Joanne smiles.

The one bedroom flat – four stars. Everything great, the client notes, apart from a small toothpaste mark on the bathroom floor that he cleaned himself. Joanne doesn’t leave it until tomorrow. She emails immediately – a genuine apology, an acknowledgement and a note that it won’t happen again. Then she opens the client’s file and adds a note so it’s there for every future clean. Standards matter. Every time.

Laptop closed. A good day.

Your business. Your hours. Your life.

Where will you be in three years?

Catch up with Joanne. Haus Maids franchisee.

Three years ago Joanne sat at her kitchen table and wondered whether she could really do this. Today she knows the answer. This is what Tuesday looks like now.

Ella heads out to walk to school. Joanne helps a team member find a new property, checks the address and has them sorted in two minutes, then takes Oliver to school. On the way home she checks her tracking app: all three teams are en route, with thirteen cleans scheduled. Everything is moving.
Four new enquiries arrived overnight. Joanne calls all four, books three estimates and sends the fourth a template email with a booking link. She schedules two newly won regular clients into existing routes, reviews client feedback and responds immediately to a two-star rating by arranging a revisit. Payments sync overnight, a reminder goes to one overdue client, and a car MOT is booked for a Saturday.
Joanne meets the chairman of a local cricket club to discuss sponsorship. She listens, takes notes and focuses on the youth section and the families it reaches. Later she will contact head office to talk through the options and lean on their experience before investing.
Home for lunch, then walking boots on and Wolfie’s lead clipped. Joanne heads out with her favourite podcast and returns refreshed.
Eight twenty-minute estimates run back to back. Two regular-cleaning clients sign up immediately; three receive quotes and a follow-up is diarised. An end-of-tenancy clean is won on the spot. Joanne holds her price confidently when another prospect mentions a cheaper quote. The final enquiry is for an eight-bedroom property, so she arranges an in-person visit for the next morning.
An employee feels unwell. Joanne checks the schedule and tracking, reassigns the final property to a team running ahead, updates the day and calls everyone involved. Crisis managed in under five minutes. She grabs her keys for the school run.
Another parent mentions seeing Joanne’s branded cars around town. Three years of building a local brand and it is becoming part of the landscape. Oliver runs out with stories from his day, and they head to the park before going home.
Ella arrives home and needs some quiet. Joanne makes her favourite tea, takes it upstairs with a cuddle and lets her know she is there when she is ready to talk.
Mike arrives with champagne to mark Joanne’s three-year anniversary. After dinner Joanne answers two scheduling emails, sends head office the cricket-club details and checks tomorrow’s thirteen-clean schedule. There is a morning of estimates and an eight-bedroom house to visit. She closes the laptop, sits back with Wolfie beside her and smiles. She wouldn’t change a single thing.

She wouldn’t change a single thing.

WHAT MAKES US DIFFERENT  ·  07

Why Haus Maids.

Some things about Haus Maids you’ll have already felt by now – reading through these pages. The brand. The warmth. The sense that this was built by people who care about getting it right.

But here are the specific things that make Haus Maids genuinely different – and genuinely worth your consideration.

Haus Maids was built deliberately to attract a specific kind of client. The premium website, professionally shot imagery, understated black uniform and clean car livery are all intentional. Every element attracts clients who value reliability, professionalism and the people cleaning their homes – clients who want more than just a cleaner and are willing to pay for the difference. This is a premium service business with a brand that stands for something, and it is yours to represent in your community.
Haus Maids franchisees build businesses that generate a meaningful and growing personal income – one that for many exceeds what they earned in full-time employment. Working from home. Around their life. On their own terms.
From the moment your territory goes live, people in your area searching for a local cleaner will find Haus Maids. You step into an online foundation built over fourteen years rather than starting from scratch.
Your first year comes with intensive personal support, followed by a regular monthly catch-up as your business grows. Advice is based on real experience and what we know works. You also have the founder’s personal mobile numbers, a private online community with training and business insights, and a bookkeeper who knows the Haus Maids model inside out.
We’re not looking for a hundred franchise partners. We’re looking for the right people – a cohort of professionals who want success and a life worth living. People who have a say, bring ideas and run their business with the freedom and confidence that comes from knowing support is always there.

That’s not a franchise. That’s something better.

YOUR FRANCHISE TERRITORY  ·  08

Your patch.

When you join Haus Maids you’re not just buying a business – you’re securing an exclusive patch to build it in. Your patch – or territory as we call it – is yours alone.

Carefully selected using real data, built around where you live and the community you know. No other Haus Maids franchisee will ever operate within it. We use specialist mapping software to assess every potential territory – looking at the types of homes, the people who live there and whether the area matches the profile of our most successful locations.

Haus Maids – Territory Analysis

Example Territory – Maplewood

Your community

Built around where you live – your community, your clients, your knowledge.

Exclusively yours

Your territory is exclusively yours – no other Haus Maids franchisee will operate within it.

Data driven

Every territory is assessed using real data – household types, demographics and community profile.

Designed with you

We work with you to design your territory – sometimes offering options to choose between.

YOUR SUPPORT  ·  09

By your side from day one.

The moment you sign your agreement – that’s day one. From that moment we are by your side. Not when you open. Not when your first client books. From the very first day.

Before opening day, your Haus Maids website page goes live, your Google Business Profile is created and optimised, and your social accounts are prepared. A local phone number, Haus Maids email address and configured scheduling software are ready. Uniform and printed leaflets are ordered, while employment contracts and HR documents wait in your portal. You immediately gain access to the private online community and its training library. Your bookkeeper is introduced straight away to handle tax and financial compliance.
Before opening you spend time at the original Farnham operation. This is an immersion, not a classroom course. You go on real cleans, see the Haus Maids standard from the inside, sit with Kyley on real client estimates and see the software running in a live operation. The time is flexible and built around your life; we offer as much as you need.
When you open we are there in your territory and through daily phone, video and WhatsApp contact. Pricing is one of the first things we work on together, with Kyley guiding you through estimates and a dedicated guide for your territory. When you hire your first employee we help with employment law, HR compliance, advertising, interviews and onboarding. Your local marketing is yours to lead and ours to guide.
Every new business owner is surprised by something: a client who isn’t happy, the tiredness of the early weeks or unexpected employee issues. We have seen it many times. Our job is to make sure you never face it alone. You pick up the phone and we talk it through.
As confidence builds, daily contact naturally gives way to frequent calls, messages and Zoom chats as often as you need. Regular catch-ups, the private community, fellow franchisees and the accumulated knowledge of the whole operation remain available whenever you need them.

The support never disappears. It simply grows with you.

WHAT IT COSTS  ·  10

Your investment.

Building something real requires real investment. Here is exactly what yours looks like – and exactly where every pound goes.

Your franchise investment is split across three distinct elements. Each has a specific purpose.

Your exclusive territory rights

£5,000 + VAT

This secures your territory. Your defined local area – exclusively yours. No other Haus Maids franchisee will operate within it.

Your launch fund

This money is invested by us on your behalf before and after you open. Every penny is accounted for and every penny goes directly into building your business in your territory.

Your working capital

up to £10,000

Your working capital stays in your account – it is never paid to Haus Maids.

It covers your equipment, your early marketing activity and the day-to-day running costs as your business builds. Your working capital covers the equipment and products you need to open – cleaning supplies, machinery, PPE and everything else on your recommended starter list, sourced through our preferred supplier at negotiated prices and delivered directly to you. And when the time comes to get your first branded Haus Maids car on the road in your territory, this fund gives you the runway to do it.

Think of it as your financial safety net – money that is always there, always available and always working for your business.

A note on VAT

Both the territory rights and launch fund attract VAT, making the total payable upfront £12,000. As a VAT-registered business you will reclaim this £2,000 in full within your first quarter; our bookkeeper will do this for you. Working capital temporarily covers the VAT while you wait, and the reclaim gives it an immediate boost as the business begins to grow.

Your ongoing management service fee – 8%

An 8% fee on monthly turnover covers ongoing support, continued brand development and everything head office provides to keep your business growing. It is already built into every financial projection in this page, so the income figures shown are after it has been paid.

FUNDING ROUTES  ·  11

How to fund your business.

The majority of our franchisees have borrowed money to open their Haus Maids business. Each month their businesses make that repayment – not them personally.

We say that not to encourage borrowing but to normalise it. If you don’t have £20,000 sitting in a savings account right now, that doesn’t mean this isn’t for you. Whatever route you choose, the business is designed to service that cost and the repayment is already built into the projections.

OPTION ONE

Government Start Up Loan

The British Business Bank offers government-backed Start Up Loans for new businesses. You can borrow up to £25,000 at a fixed interest rate, with repayment over up to five years. No personal contribution is required, so 100% funding may be possible.

We work with a specialist funding partner who manages the application on your behalf.

OPTION TWO

Franchise Bank Loan

Established franchise models are assessed more favourably than independent start-ups. High-street banks typically lend 70%-75% of the investment, leaving a 25%-30% personal contribution.

We have relationships with specialist franchise banking teams at HSBC and NatWest and can introduce you directly.

OPTION THREE

Your Own Funds

If you have savings, investments or other personal funds available, this is the simplest route. You invest your own money and the business pays you back through the income it generates.

The bottom line

However you fund the investment, the Haus Maids business you build is designed to pay it back. At your discovery meeting we will discuss your situation openly and help identify the right funding route. There is no pressure and no obligation – just an honest conversation.

These projections are based on results achieved across the Haus Maids network. They represent what a motivated franchisee following the Haus Maids model can realistically achieve. They are not a guarantee – individual results will vary depending on effort, local market conditions and commitment to the model. We encourage all prospective franchisees to seek independent financial advice before making any investment decision.

YOUR NETWORK  ·  13

Meet some of your future colleagues.

These are the people you’ll be joining. Real business owners, running successful Haus Maids franchises across their areas. Each one started exactly where you are now.

HONEST ANSWERS  ·  14

Questions we get asked.

You’ve read the pack. You’ve imagined the possibility. And now the questions are starting. Here are the ones we get asked most often – answered honestly.

It’s genuinely unusual for a Haus Maids business not to work out, and rare exits have usually followed a change in personal circumstances rather than business failure. If the worst happened, we would help manage the exit properly. That could mean selling the business to a new franchisee and potentially recouping your investment, or in extreme circumstances closing. If the business genuinely failed you could lose your initial investment, but an established client base, recurring income and a team have real value to the right buyer.
Online job boards generate most applications, but the real advantage is our ability to attract the right people. Full employment, good wages and proper job security appeal to a different calibre of applicant than gig-economy work. We show you how to advertise, what to look for and how to interview, and stay alongside you when recruiting your first team member.
Absolutely. A supportive partner makes a real difference, whether through ideas, end-of-day conversations or active involvement in the business. Partners are invited to our annual awards evening because we believe the people supporting franchisees deserve recognition too.
Not only is it OK, it is the norm. Most Haus Maids franchisees had never run a business before joining. Think of this as a tandem jump: you are briefed, trained and shown what to do, and our experience stays alongside you. No business background is required – just the right attitude and a willingness to commit.
From opening day we are actually alongside you – in your area, on Zoom, on the phone and on WhatsApp, speaking every day. The support starts when you sign, with access to a private community of experienced owners. The first month doesn’t feel like going it alone. It feels like the most supported thing you’ve ever done.
Before opening we introduce you to our dedicated bookkeeper. They handle company formation, VAT registration, payroll, tax returns and financial compliance. You can focus on winning clients and growing the business while an expert who understands Haus Maids looks after the rest.
We do not compete with the ninety percent of the market focused mainly on price. Haus Maids serves clients who value reliability, quality, vetted and fully employed staff, and the reassurance of a professionally run company. In every area we have opened, that premium part of the market has been underserved, not saturated.
Our preference is that you commit fully from day one because the early months need focus, energy and availability. We understand that circumstances vary and consider flexible working arrangements case by case. A demanding nine-to-five role is unlikely to leave enough room, but we will have an honest conversation and help you plan if a workable route exists.
Small breakages occasionally happen. We replace the item, apologise properly and record it on the client’s file. Business insurance, which we help you arrange, covers items in clients’ properties and employee theft. No franchisee has ever had to use that theft cover. If anything arises, we help you resolve it in a way that protects the client relationship and your reputation.
In the early months most owners are focused on building, but the model allows you to set up the team and schedules and go away while cleans continue. Many owners spend a short time checking in each morning. As the business grows, a trusted team member can step up so you can switch off completely.
